Welcome to the RELAY® introduction to online transactions, where you can learn how you and your client can conduct real estate transactions securely online.
RELAY® is the online tool that connects real estate professionals and clients easily and securely to transactions, documents, tasks and more through a custom-branded transaction website.
This page contains a step-by-step outline to creating an effective online transaction. Within the outline are four short training movies illustrating the steps to starting a transaction in RELAY®.

Creating an effective online transaction.

Online transactions let you manage every aspect of your business - from activities to signatures - from any location. Creating a Transaction lays the foundation for working with your office and clients online, accessing centralized information and tracking an automatic history of your transaction.
There are two ways to create a Transaction in RELAY®
- Sync with WINFormsOnline® or ZipForm®Online. Save time by selecting “Sync with RELAY®” directly from the “Select Action” menu in your forms software.
“Sync with RELAY®” creates a new transaction in RELAY® with the information you have already entered. All of your completed forms are turned into PDFs and automatically added to the new RELAY® Transaction.
- Click on “Create New Transaction” in RELAY®. Fill out the transaction cover sheet to create a new RELAY® transaction.
You can enter the property address, upload a picture, and update other important transaction information. The cover sheet is the first thing a client sees when logging in to RELAY®, keeping important property information where they can always find it.

Step 2:
Repeat successful closings with electronic transaction checklists.
Apply a checklist to your new transaction and automatically begin tracking important activities and deadlines.
Activities are automatically added to your transaction when the checklist is applied. They are color-coded for convenience.
TIP: Transaction management lets real estate professionals maintain complete control of what a client can see duringS the transaction.
Click on an eye to change visibility.
A red X means your client cannot see an item. A clear eye means they can. |
Color-coded Activity lists can be easily viewed and sorted using Quick Links.
You can update the status of activities directly from the checklist page.

Step 3:
Your new transaction may already have documents in it if you created a transaction through the “Sync with RELAY®” feature of WINFormsOnline® or ZipForm®Online.
Your checklist may also contain documents you use in every transaction, such as Inspection orders or Brokerage forms. Documents attached to a checklist are automatically added when you apply the checklist.
Add documents with the “Upload Document” button located at the top of your document list. RELAY® accepts all common types of documents, including pictures and even virtual tours.

When you have finished uploading documents, select who has access to each document. Allow your client to review or sign important transaction documents. Make these documents visible by clicking the visibility icon.

Step 4:
Controlling your client’s access to the transaction ensures you always present a professional image.
Now your transaction has a complete cover sheet, checklist activities, and documents that you have made visible for your client. It is time to give your client access to the transaction.
You can create a secure RELAY® account for your client directly from your Contacts page. Your client will automatically receive a personalized “Welcome to RELAY®” e-mail as soon as the account is created.

Now your client can access the transaction using their own personal password. He or she can review documents, keep up to date on the latest developments, and connect to the transaction at any time from any internet connection.
